Facades & Curtain Walls

The envelope decides how much energy a building spends before anyone switches anything on. In this climate that is not a detail — it is the largest single decision.

What the envelope is actually being asked to do here

Facades and curtain walls are essential architectural elements that define the aesthetics and functionality of a building. These exterior cladding systems are crucial to energy efficiency, structural integrity and design appeal, providing a protective layer against external elements and regulating how much natural light enters the building.

In India the load case is demanding: high summer temperatures, intense UV, wind-driven dust and a long cooling season across most of the year. An envelope specified for a temperate climate will be paid for every month it is in service.

System types and where each one earns its place

There is no universally correct curtain wall system — there is the one that matches the building's height, programme, budget and performance target.

Materials

Aluminium frames — lightweight and strong, corrosion-resistant for coastal locations, with powder-coated or anodised finishes. High-performance glass — tempered and laminated safety glass with Low-E coating to reduce solar heat gain, in double or triple glazed units. Sealants and gaskets — weather-resistant silicone preventing air and water leakage while maintaining indoor comfort.

Benefits

  • Heat resistance

Engineered for sustained high temperatures and intense UV.

  • Energy efficiency

Reduced air-conditioning demand through the glass line.

  • Sound insulation

Separation from traffic and site noise.

  • Weather protection

Resistance to wind-driven rain and dust ingress.

  • Natural light regulation

Daylight admitted without the associated heat load.

  • Property value

Contemporary facade treatment reads directly in asset value.

Features

  • Stick system

Assembled on site. Cost-effective for low and mid-rise buildings, with flexibility in installation sequence and design.

  • Unitized system

Factory-assembled panels for faster installation on high-rise towers, with better quality control because the assembly happens under factory conditions.

  • Semi-unitized system

Combines both approaches to balance cost and performance, often the right answer on mixed-use developments.

  • Structural glazing

Creates a seamless glass appearance, preferred on luxury villas and high-specification offices.

  • Double-skin facade

Enhanced thermal insulation and energy efficiency, which is where it pays back in a climate that cools for most of the year.

Applications

  • Residential buildings and villas

  • Commercial towers and office buildings

  • Hotels and hospitality projects

  • Shopping malls and showrooms

  • Mixed-use developments

  • Institutional and civic buildings

Frequently asked questions

Unitized systems are normally specified for towers — the panels are factory-assembled, which speeds installation and gives better quality control at height.

High-performance glass with a Low-E coating significantly limits heat gain, which is the single largest lever on cooling load in this climate.

With proper installation and maintenance, 25 to 40 years.

The recurring mistakes are selecting low-quality glass to save cost, ignoring thermal performance ratings, appointing inexperienced installers, and not planning for maintenance access.
